What an Electrical Inspection Covers

  • Wiring & Circuits

Damage, wear, faulty connections, knob and tube or aluminum wiring.

  • Panel & Breakers

Whether the panel is sized for your home and every breaker works.

  • Outlets & Switches

Loose, damaged or miswired devices, and GFCI protection.

  • Grounding & Bonding

Ungrounded circuits and two-prong outlets that raise shock risk.

  • Overloaded Circuits

Circuits carrying more than they should and frequent breaker trips.

  • Smoke & CO Detectors

Detectors present, working and placed where they should be.

Insurance Electrical Inspections

Insurers rarely object to one item on its own. They read the electrical panel as a sign of how old the rest of the system is.

What the Insurer SeesWhat They Assume
Fuse panelPre-1965 install, likely never upgraded
60-amp serviceSized for a 1950s house, not a modern load
Two-prong outlets throughoutUngrounded circuits
Knob and tube or aluminum wiringA separate item that needs fixing

Electrical Inspection FAQ

What does an electrical inspection include?

We check the wiring and circuits for damage, wear and outdated types like knob and tube or aluminum, the panel and breakers, outlets and switches including GFCI protection, grounding and bonding, signs of overloaded circuits, and smoke and carbon monoxide detectors. Every safely accessible component is included.

Why is my insurer asking about my electrical system?

Insurers use the electrical panel to judge the age of the whole system. A fuse panel, 60-amp service, two-prong outlets throughout, or live knob and tube or aluminum wiring are the most common reasons an insurer asks for an inspection or changes your coverage.

My insurer declined or won't renew. What should I do?

Get the specific reason in writing, since the exact condition decides whether the fix is small or large. Book an inspection before you book any work, because sometimes a report is all the insurer needs. Ask your broker about interim coverage with a deadline to fix the issue.

When should I get an electrical inspection?

Before buying or selling a home, after renovations or new circuits, when an insurer asks for one, and on a regular schedule for buildings 20 years or older. Older wiring and panels were not designed for the loads modern homes put on them.

Is this the same as a City or Technical Safety BC inspection?

No. Permit inspections are done by the City of Vancouver or Technical Safety BC on permitted electrical work. Our inspection is an assessment of your home's existing electrical system. When we do permitted work, we pull the permit and coordinate that inspection for you.
